GENERAL

HOUSE MALLORCA GROUP S.L. acts as an intermediary between the owner of the property and the hirer. The hiring contract is between the hirer and the owner of the property for which the booking is made and incorporates the conditions set out below. In all legal respects the hirer is liable to the owner and vice versa.

HIRING CONTRACT

The person who signs the booking form certifies that he or she is authorized to accept the booking conditions on behalf of all persons mentioned on the booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 18 years old or over.

OBLIGATIONS OF THE HIRER

The number of persons (including infants) occupying the property may not exceed the maximum number of persons as mentioned on the booking form. The parking of caravans and/or campers, or the pitching of tents on or near the grounds of the property is strictly forbidden. Owners reserve the right to terminate the hire without notice and without refund in case of breach of this conditions. The hirer will take good care of the property and will leave it in the same condition as found upon arrival. The hirer will permit the owner or his representative access to the property in order to carry out urgent maintenance. The necessity of such maintenance to be judged by the owner or HOUSE MALLORCA GROUP S.L..
The hirer agrees to pay for any damage to the property caused by the hirer during the hiring period, such as breakages, losses or damage to fitting, fixtures, etc. up to full rebuilding or replacement cost. We strongly recommend adequate insurance cover to be made by the hirer and each member of the party occupying the property. (travel insurance)

The number of persons occupying the property may not exceed the number of people mentioned on the contract. The hirer agrees to pay for any damage caused by him/her during their stay.

ARRIVAL AND DEPARTURE

The owner or HOUSE MALLORCA GROUP S.L. will expect you on the first day of the hiring period between 16:00hrs. (4 p.m.) and 20:00hrs. (8 p.m.) local time. You are requested to leave the property on the last day of the hiring period before 10:00hrs. (10:00 a.m.) local time. Damages to the property or its contents should be assessed before departure time and mentioned on the damage form to be signed by the owner (or HOUSE MALLORCA GROUP S.L.) and the hirer. Excessive costs for restoring the property to its former state will be settled directly between the hirer and the owner or HOUSE MALLORCA GROUP S.L..

PAYMENT

Bookings are to be accompanied by a deposit of 35% of the total rent, plus insurance cost (if required). The balance of the rent plus a damage deposit of 600 EUR must be paid 40 days before commencement of the hiring period. All payments to be made to HOUSE MALLORCA GROUP S.L. or to the bank account provided by HOUSE MALLORCA GROUP S.L..

To confirm a booking a 35% deposit payment is requested. The balance should be paid 40 days before arrival.

NON AVAILABILITY OF THE PROPERTY

If for any reason beyond the control of HOUSE MALLORCA GROUP S.L., e.g. fire damage, death of the owner, sale of the property, the property is not available on the date booked, all rent paid in advance will be refunded in full. The hirer shall have no further claim against the owner or HOUSE MALLORCA GROUP S.L..

ALTERATIONS TO BOOKINGS

Requests to alter bookings after confirmation by HOUSE MALLORCA GROUP S.L. must always be put in writing.

COMPLAINTS

HOUSE MALLORCA GROUP S.L. has endeavoured to ensure that the information provided is accurate, however we cannot be held responsible for any changes to the property made by the owner or caused by catastrophes of any kind.
In any case we cannot accept liability greater than the amount paid by the hirer for the accommodation. In order to enable HOUSE MALLORCA GROUP S.L. to rectify any problem, complaints must be made immediately upon occupation of the property by email. Complaints received after the end of the hiring period cannot be accepted and will not be refunded.

DAMAGE DEPOSIT

All booking are accepted on the condition that the hirer is responsible for and will pay for any telephone calls, damages, losses and/or breakages to the property occupied during his stay, including such damages (if any) which may only be discovered after departure. Therefore a damage deposit of 600 EUR must be paid in advance.
The deposit will be refunded within 2 weeks after departure, after deduction of telephone cost and/or damages (if any).

CANCELLATION

If the hirer wishes to cancel a booking he should advise HOUSE MALLORCA GROUP S.L. immediately by telephone, followed by a written confirmation. Upon receipt of such a confirmation HOUSE MALLORCA GROUP S.L. will (without obligation whatsoever) use their best endeavours to obtain a replacement. If successful, the already paid rent will be refunded, less the administration costs. If HOUSE MALLORCA GROUP S.L. is unable to re-let the property, the hirer will be obliged to fulfil the hiring contract and pay the rent or the balance thereof.

A cancelation must be notified to HOUSE MALLORCA GROUP S.L. by phone followed by a written confirmation. If HOUSE MALLORCA GROUP S.L. succesfully re-rents the property the already paid rent will be refunded.
